IN the City of Clarence, many suburbs have real appeal when it comes to waterside living.
From the sweeping shorelines of Otago, to the developing coastal edge of Tranmere, all suburbs have their own unique feel, with views that we can often take for granted.
One suburb that stands out and which looks directly over to the shoreline of Sandy Bay and our iconic Mount Wellington as the backdrop is Bellerive. Along with many suburbs in Hobart, we are experiencing absolutely stunning market conditions in real estate for sellers.
In Bellerive alone, the time on market for houses has been impressive, with at least 17 houses selling in less than 10 days on the market in the past six months. And prices appear to be rising. The highest price we saw recently was in Dillon Street where a property sold for more than $1 million.
And it’s not just Bellerive that is doing well. It appears that most suburbs in the municipality of Clarence are performing relatively strongly and enjoying the benefits of low supply and high demand where prices are being squeezed upwards.
An indication of this is the results presented by the market leaders RP Data. There were 462 houses sold during the past six months (not including units and land) in Clarence. And of these 26 suburbs listed by Clarence City Council, 22 of those suburbs have had houses selling in less than nine days. Nine of the suburbs in Clarence had at least one property that was on the market for only one day.
It appears that Clarence is revealing strong results in real estate. So, what makes Bellerive such a great place to live?
What contributes to make Bellerive such a “hot spot” has to be the variety on offer including beaches, breathtaking views and accessibility to the Hobart CBD, local shops, restaurants and facilities.
It could be the combination of beachside living, coupled with the famous sporting facility that is Blundstone Arena and the fact that Bellerive is possibly one of only a few suburbs in Australia where you can experience a cricket or football match and then walk to the beach for a swim.
Cherie McLaughlan, from First National Elite, said Bellerive had a lovely village atmosphere, a beautiful beach, great walking tracks (particularly around the Bluff), “funky” restaurants and cafes like Cugini, Groundsmen and Abundance, and yet was far enough away from the city but with the convenience of everything you need.
Some stunning examples of upmarket real estate living exist in Bellerive.
The gentle hills supporting quiet roads like Dillon and Abbott Streets, within arms reach to the beach, have an impressive mixture of property styles, taking in panoramic views of Mount Wellington, softened by shorelines of architectural wonder in Battery Point and Sandy Bay, plus the hustling night lights of Hobart’s CBD.
So, what does this all mean for real estate in the City of Clarence? It means a seller’s market in a wonderful part of Tasmania.
