FROM time to time, all of us are going to need the use of a real estate professional.

So instead of you receiving the usual about all things real estate, I thought over the next few months I would share some tips that you should consider when selling your home.

This week it is all about motivation when wanting to sell.

Working out what your motivation is before becoming serious about the sale of your home will, in the long run, help reduce possible stressful situations.

For instance, if your motivation is to downsize or upsize, then this is useful information for your agent as part of the sales process.

Your agent can then help you to acquire your new property by knowing the type of property you are looking for.

This can save hours of scrolling through realestate.com.au or attending hours worth of open homes every weekend.

With Hobart and surrounds currently being a popular market for homeowner occupiers and investors, it is now more vital than ever to work through what your motivation for sale will be.

When you enter the market as a buyer, your sale motivation becomes your buyer motivation and if you do not properly understand your sell/buy motivation, it could potentially see you miss a property you would like to make an offer on.

See below some common motivators for sale in real estate:

  • Downsizing/upsizing.
  • Purchased another property.
  • Financial pressure.
  • Relocation.

Suburb Market Update

This month, we focus on the suburbs of Seven Mile Beach, Mornington and Sorell.

For a 12-month rolling average to April, the median house price for each suburb is $497,500 for Seven Mile Beach, $300,000 for Mornington and $345,000 for Sorell.
